To Support You Make the Best Possible Decisions

All services I provide are intended to support you in making the best possible decisions for your project.

They are not intended to simply complete a real estate transaction or to sell third-party services.

Japan operates on its own unique system, culture, and social norms. In many respects, it functions on a different “operating system” from that of your home country.

My services are designed to support those who wish to move their projects forward strategically while minimizing the friction that can arise from these differences in systems.

Because of the nature of this support, if I believe that a particular request would not benefit the client or may create significant disadvantages, I may offer candid advice that differs from the request.

For this reason, my services may not be suitable for those who are looking only for “yes-man” style support or simple English-language assistance.

Liaison Service

Project-Based Support

This service provides project-based support from the early stages of your project and includes both TheYUI and Agent Support.

Centered on the role of a liaison between different cultures, I support your project as a local liaison in Japan. This includes assistance with preliminary research and information gathering necessary for strategic planning. Depending on the situation and your needs, consulting and advisory support may also be provided.

The purpose of this service is to help your project move forward smoothly while saving as much of your time as possible and minimizing unnecessary stress.

Fees

Initial fee: 600,000 JPY
Monthly retainer: 400,000 JPY

There is no success fee.

TheYUI

Time-Based Support for Research and Information Gathering

TheYUI is a service primarily focused on supporting information gathering for real estate purchase and utilization projects in Japan.

Before purchasing a property, a variety of information must be collected in order to design a strategy and establish a realistic budget suited to your goals. However, there are many barriers, including language differences, the asymmetry of information that often exists in Japan, differences in communication styles, and variations among local governments in different regions.

TheYUI supports overseas clients by gathering this information on their behalf and providing it in English. Consulting and advisory support can also be provided depending on your needs.

This service operates on a time-based system in which work hours are purchased in advance, allowing flexible use according to your needs. It can be used for one-time consultations or for support with setup after purchase.

Fees

Hourly rate: 18,000 JPY per hour

10 hours: 170,000 JPY (17,000 JPY per hour)

15 hours: 240,000 JPY (16,000 JPY per hour)

20 hours: 300,000 JPY (15,000 JPY per hour)

Agent Service

Support Focused on the Real Estate Transaction

This service is intended for clients who have already completed the preliminary research and strategic planning for their project and are entering the phase of a real estate transaction.

From property search to closing, I provide support in English throughout the real estate transaction process in Japan, taking into account differences in culture, business practices, common practices, and communication styles. In this sense, the service can also be described as a liaison role within the real estate transaction process.

This service is an independent support service separate from the brokerage services defined under Japan’s Real Estate Brokerage Act. Brokerage services involve a success-based brokerage commission.

If necessary, I can also handle the buyer-side brokerage role. In that case, a separate brokerage agreement with a partner broker will be required.

In addition to the fees listed below, additional costs may arise depending on the nature of the request. Please contact me for details.

Fees
Flat fee: 300,000 JPY

Duration: 3 months

If a purchase application has been submitted within the service period, support will continue until closing even if the three-month period has passed.

This service does not include market research for property utilization, preliminary investigation, strategic planning support, project consulting, or post-closing setup support.

If the available budget is significantly below what is appropriate, it may not be possible to provide sufficient support. Before requesting this service, please review whether your budget is realistic for your project.
